Home Equity Line of Credit
A Home Equity Line of Credit (HELOC) is a type of adjustable rate loan that is based on Prime (currently at 8.25%) plus a margin established by the lender. The HELOC offers interest only payments during the 'Draw' period, usually five years plus the option of a renewal five years. At the end of the 'Draw' period the line is closed and principal and interest payments are required for the repayment term, generally ten or fifteen years depending on the lender. The HELOC allows you to qualify for a maximum loan amount and 'Draw' money out as you need during the 'Draw' period. You make interest only payments only on the portion of the loan you have drawn. Margins on HELOC's are based on your credit score and the Combined-Loan-to-Value, call your Loan Officer to see what rate you can qualify for today.

Pay Option ARM
For the utmost in flexibility, Integra Pacific Mortgage offers a variety of Option ARM programs. The option arm is very different from a fixed rate mortgage. With a fixed rate mortgage you make payments that include principle and interest resulting in a declining principle balance. The option ARM is a monthly adjustable rate mortgage; meaning the interest rate may change each month up or down. It is important to note that the minimum monthly payment, in most cases, only changes once a year. If the interest rate increases to a point where the minimum required payment does not equal the amount of interest earned, you will have an increasing principle balance. This means your equity decreases due to negative amortization. You will have four payment options: 1. minimum payment 2. interest only payment 3. amortized payment (typically based on scheduled 30 year payments) 4. 15 year fully amortized payment. Making your payment on options 2, 3, or 4 will avoid negative amortization. Should negative amortization exceed a certain threshold, (typically 115% of original loan balance) you will be required to make fully amortizing payments, resulting in dramatically higher monthly payments.
